One of the key aspects when undertaking any extension or refurbishment of your property is ensuring that it meets with current planning requirements, to allow you to start the project as quickly as possible, and building regulations, so that you can be safe and secure in your property.

As part of any Planning Application, we can offer the following services:

  • Review your proposals and ensure that they are compliant with current Planning Legislation
  • Propose finishes and solutions to ensure a speedy planning process, tender and construction period
  • Prepare CAD drawings of the existing and proposed elevations, sections and floor plans for the submission to the local planning authority

FAQs

I'm planning on building a detached outbuilding, will that require planning permission?

Outbuildings are considered to be permitted development, not requiring an application for planning permission, provided all the conditions are met.

The rules apply to sheds, greenhouses and garages as well as other ancillary garden buildings such as swimming pools, ponds, sauna cabins, kennels, enclosures (including tennis courts) and many other kinds of structure for a purpose incidental to the enjoyment of the dwelling house. This includes a container used for domestic heating oil or petroleum gas.

‘Incidental to the enjoyment of the dwelling house’ includes the keeping of poultry, bees, pet animals, birds or other livestock for the domestic needs or personal enjoyment of the occupants of the house.

Remember, ALL the limits and conditions must be met for development to be permitted. Elvet Chartered Surveyors can help you ensure that your proposed development meets these requirements. If all of the permitted development conditions can be met then full planning permission will be required.

Proposed outbuildings that are designated land or within the boundaries of a listed building will not be considered permitted development and will require planning permission. Other consents may also be required if your house is listed or in a designated area.

I'm considering building a conservatory, will I require planning permission before I start?

Conservatories are considered to be permitted development, not requiring an application for planning permission. This is provided that all of the conditions are met, otherwise full planning permission will be required.

I'm considering adding a porch to an external door, will I require planning permission before I start?

Porches to any external doors are considered to be permitted development, not requiring an application for planning permission, provided that all of the conditions are met, otherwise full planning permission will be required.

The proposed porch must meet the following criteria to be considered permitted development:

Floor area does not exceed 3m²
Height does not exceed 3m
The house is not located in a designated area
The property is not listed, and
Any proposed porch that faces the public highway must be 2m from any boundary
The permitted development allowances described here apply to houses, not flats, maisonettes or other buildings. Local Planning Authorities may have removed permitted development rights by what are known as Article 4 directions.
